What is NTUC Res Exam?
Newcomers to the real estate industry who are interested in working as sales agents must pass the Real Estate Salesperson (RES) exam. The Council for Estate Agencies (CEA) of Singapore demands that all real estate salespeople take and pass the Real Estate Salesperson (RES) Exam. Its goal is to make sure that real estate agents and brokers have the necessary digital tools to meet their clients’ needs. Why is the NTUC RES Exam important?
To begin, getting a salesperson’s license in Singapore requires passing an exam. To work as a real estate agent, property manager, or rental agent in the United States, you will need to obtain this license. Aspiring professionals’ opportunities in the real estate industry are severely limited without RES certification.

Announcements of Vital Importance:
The Real Estate Salesperson (RES) exam will be given in two parts on 22 and 23 July 2023. Stage 1 and Stage 2 deadlines are shown below.
- Seats on the RES exam are in high demand, so plan accordingly. There just won’t be enough exam slots to go around for all the people who have expressed interest.
- The Real Estate Salesperson (RES) test is undergoing a format change beginning with the March 2023 exam; please take note.

PROCESS Stage ONE: FORMSG INTEREST INDICATION.
If you have a valid RES course completion certificate and have finished your RES course by 6 June 2023, you can register on FormSG between 9 AM and 12 PM on 7 June 2023 to take the RES exam on 22-23 July 2023.
- Carefully follow the on-screen directions and submit just once. Applicants will be disqualified if they submit more than one Form or if they submit an incorrect Form. There will be no room for appeals.
- Below and on NTUC LearningHub’s (LHUB) website is the FormSG link where you can express your interest and select your preferred examination format (i.e. Full-sitting, Modular Paper 1, or Modular Paper 2).

- During Phase 1, we anticipate a great deal of interest in LHUB and CEA online resources. Getting the FormSG link to register your interest quickly can be done by downloading the data visualization ahead of time and opening it on your device.

- The FormSG link will only be live on June 7th, 2023, from 9 am to 12 pm.
- Those who apply for available seats will be given them in order of arrival.
You have fulfilled all qualifying requirements, including completing the course by June 6th, 2023, and have filed an indication of interest based on your preferred examination format (i.e., full sitting, modular paper 1, or modular paper 2).
On 15 June 2023, LHUB will contact the selected candidates to provide further information on registering for Stage 2 of the examination on the LHUB website.
From June 17-20, 2023, finalists will be notified and given access to LHUB’s online registration and payment website.
Some of the unlucky applicants will be informed that they have been placed on a waitlist.
By the 26th of June 2023, all waitlisted applicants will have been notified by email of their status.
Second Step: Exam Registration
Those who have been shortlisted for the July 2023 RES exam will receive an email from LHUB with advice on how to register for the exam. If a finalist fails to register for their exams before the LHUB-mandated deadline, their seat will be offered to the next person on the waiting list.

Examination Pre-Requisite
- Before enrolling for the RES exam, candidates must attend and successfully finish the RES Course offered by a CEA-approved course provider (ACP).
- A Certificate of RES Course Completion will be given to them if they maintain a 75% attendance percentage or above during the whole course.
- For purposes of taking the RES exam, the Certificate of RES Course Completion is only valid for 2 years. Applicants have two years from the date their RES Course was completed to take the RES exam. If applicants wish to take the RES exam after the validity period has expired, they must retake the RES course.
- In order to sit for the RES exam, hopefuls need to have earned at least four passes at the GCE O-level or its equivalent. The maximum number of GCE O-level examination attempts that CEA will accept is two.
Additional acceptable requirements include:
- a GCE A-Level from Singapore with a minimum of four passing grades
- Assessed at Level 5 or higher on the National ITE
- Certificate (NITEC) Workplace Literacy and Numeracy (WPLN) Reading, Listening, Speaking, Writing, and Numeracy
Polytechnic Certificate or Degree:
- Polytechnic of Singapore
- Polytechnics: Ngee Ann (NP) and Nanyang (NYP)
- Polytechnics: Temasek (TP) and Republic (RP)
- National University of Singapore (NUS) Degree Holder
- New Tech University of Nanyang
- The Singapore Institute of Management (SMU)
- The SUTD is a prestigious institution of higher education in Singapore.
- Social Science University of Singapore
- Technical University of Singapore
- Applicants who are unable to submit original copies of their diplomas must instead submit a letter from the issuing colleges or universities verifying the award or submitting a duplicate diploma.
- If you’ve failed both papers or are starting from scratch, choose Full Sitting (not Modular Sitting). Candidates who have passed only one RES paper are not eligible for Modular Sitting.
Exam Structure
Both Paper 1 and Paper 2 will adopt the following formats beginning in 2023:
- The time allotted for each assignment is 2:30.
- Paper 1 and Paper 2 follow the same structure.
- Multiple-choice questions (60 total, worth 60 points) make up Section A.
- Case Studies will be referenced in 20 multiple-choice questions (40 marks) in Section B.
Syllabus Structure
As of January 1, 2017, a new version of the RES examination syllabus is in effect. No new government policies that have been announced or implemented within the last month will be included in the exam. Go to the CEA website for the most up-to-date course outline.
- Register Up for the Test
- There will be a registration deadline specified in the invitation email, and attendance is strictly by invitation only.
- All of the following should be prepared and saved as JPEG, PNG, or PDF files no larger than 2MB:
- Certificate of Completion for a Course
- Certificate of Highest Accomplishment
- Certificate of Evaluation from the CEA (for private and international credentials)
- Module Exam Applicants’ Result Slip
- There is a 30-minute time limit for registering and paying.
- Google Chrome, Apple Safari, Microsoft Edge, and Mozilla Firefox are all supported.
- Once an applicant pays the exam money, there is no turning back.
- Once a registration is approved, the candidate is considered to have accepted and agreed to comply by all policies and procedures relating to the CEA examination.
- If a candidate violates the regulations, CEA may disqualify them from taking any further exams with the organization.
