During this pandemic season, condo top 2023 is needed. This is especially telling as our piece on affordable 4 bedroom condo in the resale market received a lot of positive feedback. There has been a slight increase in sales of larger units – the median size of recent purchases has risen by 4.5 percent year-over-year. In addition, new home sales of 1,200 square foot units increased by 72 percent. At least 1,200 square feet.
Due to the current trend, we have compiled a list of the 7 newest condo developments that are the cheapest in terms of price per square foot; this will help families to get the greatest value for their dollar. There may or may not be a price available at the time you read this, depending on when the list was written based on current availability (and not past transaction data). Let’s see:
1. Fourth Avenue Residences
According to Square Foot Research, the 4 room condo price per square foot is $2,331 per square foot. Developer prices range from $2,194 to $2,501 psf. At the time of writing, about 56 percent of the units were sold.

Highlights
You are trading heavy retail traffic and heavy traffic for privacy at Fourth Avenue Residences, a Bukit Timah development. This condominium excels in school accessibility. Near this development are Nanyang Girls High School and National Junior College. Nanyang Girls High School is around 600 meters away, while National Junior College is about 790 meters away.
Raffles Girls Primary and Hwa Chong Institution are about a kilometer apart (about 1,100 meters). This condominium is right next to the Sixth Avenue MRT station, and Sixth Avenue is lined with eateries. Almost all of these are within five minutes walking distance, while most groceries can be found at the Cold Storage in Guthrie House.
It may not seem like it, but Bukit Timah is a very quiet neighborhood with little retail. There are a number of nearby low-rise residences, which provide an unobstructed view from almost any apartment. The 99-year leasehold status may be a dealbreaker for some, however, you do have the option (by the same developer) to purchase the freehold property located just across from Royalgreen.
Fourth Avenue Residences 4 Bedroom floorplan
Compared to other properties in this category, Fourth Avenue Residences does offer most of the things buyers would be seeking out. Wet and dry kitchen facilities are provided, as well as a useful yard area. There is also a study included, and the junior master bedroom is separated from the rest of the bedroom – which is excellent for privacy.
2. Riverfront Residences
According to current prices, the median developer price is $1,339 per square foot; the lowest price is $1,101 per square foot, and the highest is $1,507 per square foot. Currently, 90% of the units in this development are sold.

Highlights
Along the Sungei Serangoon, Riverfront Residences is adjacent to a strip of parkland. Families who like to jog, bike, walk, etc., will find this easy to access. Having a canal and parkland so close to the development mitigates the effects of being in a relatively dense area.
Although there aren’t many amenities nearby, Hougang Mall is just six minutes away and provides most of what you need daily. Although Riverfront Residences is a mega-development, its price is reasonable for a four-bedroom house. The development has 1,472 units, which may be a hindrance for buyers who prefer privacy or exclusivity.
Riverfront Residences 4 bedroom floorplan
A 4-bedroom unit at Riverfront Residences measures 1,410 square feet – making it one of the largest on this list and an especially good option for those looking for more space at an affordable price. Despite the entryway’s unorthodox design, your family receives good privacy. It is also possible to arrange a dry as well as wet kitchen setup in that additional space. Among the other good things about this apartment is that there are attached bathrooms in 3 out of the 4 bedrooms.
3. Leedon Green
The median price for Square Foot Research is $2,723. Developer prices range from $2,484 per square foot to $2,908 per square foot. At the time of this writing, approximately 21 percent of units had been sold.

Highlights
The Leedon Green condo should be on your shortlist if you are searching for a new freehold condo near Holland V. The Holland Village MRT station is 760 meters away (and serves as the district’s hub). As far as walking to Farrer Road MRT station is concerned, it is a shorter walk at 11 minutes, but it is on the same Circle line as the one at Dairy Farm. There are plenty of dining options in Holland Village, and there is Cold Storage there as well.
Compared to other areas, Holland V is a little limited when it comes to retail; however, Star Vista at Buona Vista is just seven minutes away. It will change, however, once the development of One Holland Village is complete in 2025. The Holland area currently does appear to have an oversupply of new launch condominiums, so if you are looking to buy a new launch in Holland you still have a great selection to choose from.
Leedon Green 4 Bedroom floorplan
Leedon Green unit provides a private lift and a lift lobby, making it the most exclusive unit on this list. The house has a wet and dry kitchen, a utility room, and a yard, but the space may be compromised in some areas. In addition, this design is ideal for those who need a master bedroom setup. You will find a walk-in closet, a bathtub, and sinks for him and her.
4. Florence Residences
A current observation shows that the median developer price is $1,625 psf, with the lowest price being $1,421 psf, and the highest price being $1,798 psf.

Highlights
Our main pick, in terms of quality of facilities, was Florence Residences. This project is likely to be at the top of the list for family condos in 2020 / 21 because of the lagoon and club lifestyle theme (see the linked review).
Despite not being close to an MRT station, the project is not far from day-to-day amenities. A three-minute drive will take you to Hougang Mall, while a six-minute drive will take you to Heartland Mall. There are also many eateries in the area, so food lovers may find this location appealing. The only downside of megadevelopments is that you might lose some privacy, and those with more investment goals might wish to look into smaller alternatives. 1,410 units are a significant number of competition for the future, even with a decent price point.
Florence Residences 4 bedroom floorplan
There are four bedrooms in this 1,292-square-foot unit at Florence Residences. Despite the fact that a decent-sized kitchen and a store have been included, the absence of a proper lawn area may be an issue for some. There will be only one bathroom shared by all three bedrooms here, which may create a problem in the long run!
5. Affinity at Serangoon
Currently, the median developer price for new projects is $1,575 per square foot, with the lowest price being $1,126, and the highest price being $1,794.

Differing opinions have been expressed regarding Affinity at Serangoon. To get to the NEX megamall, you need to drive for four minutes since the distance is two kilometers. Likewise, Serangoon Garden, which is the neighborhood’s foodie hub, is only 1.5 kilometers away (about the same drive time). Whether or not this is considered “close” is up to you. MRT isn’t within walking distance in terms of public transportation. When the Serangoon North MRT is built in 2029, the walk will take about ten minutes. However, it’s been almost six years since TOP was built.
Given the above, it’s understandable why it’s difficult to determine the location’s effectiveness. Whether or not you’re comfortable waiting until 2029, and whether or not you’re comfortable with short drives/cab trips, will depend on your preferences. A good, but not very good location would be our verdict. The project is difficult to judge. The price of $1,509 psf, however, may tip the balance for those who have a taste for large apartments.
Affinity at Serangoon 4 bedroom floorplan
Despite being the smallest of the project’s 4 bedroom + study units, this 1,410 square foot 4 bedroom unit at Affinity at Serangoon is the joint largest on the list.
The first observation is that the entrance is too long and is an inefficient use of space. In addition to the dry and wet kitchen, the property has a yard and utility area. Although this study isn’t large, it is still nice to have a separate space altogether within the WFH environment. Also, each of the three common bedrooms will have one shared bathroom – so just keep that in mind.
6. Midwood
A median developer price of $1,651 per square foot currently exists, with a lowest price of $1,556 per square foot and a highest price of $1,780 per square foot.

Highlights
Bukit Timah area properties can be more expensive, but Midwood properties have a similar vibe. Within a few minute’s drive of this condo, you can find the Bukit Timah nature reserve. Being adjacent to Hill V2, it provides most of the day-to-day needs for grocery and retail; The Rail Corridor is another major attraction. It is just four minutes away by car and only 590 meters away by foot (about thirteen minutes by foot).
By taking the Downtown Line, you are about 10 minute’s walk from the Hillview MRT station. However, a Midwood condo definitely isn’t suitable for urbanites. Unless you are a fan of clubs and cinemas, this isn’t the right apartment for you if you want to be near the mall or office.
Midwood 4 bedroom floorplan
There is a wet and dry kitchen in the 4-bedroom apartment at Midwood, but it is quite a small one. Besides the yard and utility area, the home also has a front porch. If you’ve read this list, it’s obvious that you’ll find an attached bathroom in each common bedroom.
7. Dunearn 386
There is a median price of $2,461 per square foot according to Square Foot Research. At the time of writing, about 48 percent of units had been sold.

Highlights
As a boutique development with only 35 units, Dunearn 386 has flown under the radar. Dunearn 386 is about one kilometer from National Junior College. The Botanic Gardens MRT is just 450 meters away, and the Singapore Botanic Gardens is only 1.6 km away.
A 5-minute walk away is Coronation Plaza, and you’ll find NTUC FairPrice here. It is only a short walk from Cluny Court to Cold Storage. The small number of units is one of the concerns, however. The smaller the development, the less diverse the facilities, and the lower the volume of transactions, the more volatile the resale prospects.
Also, as you’ve probably noticed, these are pretty small dimensions for a four-bedroom apartment. Nevertheless, you’re not going to find too many options in terms of new launch condos in the area if you want a family condo that’s both convenient and affordable.
Dunearn 386 4 Bedroom floorplan
The design is highly efficient, and everything is packed very tightly. Despite having four bedrooms, each room is extremely small, with bedroom 4 being the smallest of all. We believe that the balcony is unnecessarily large for a space this small and that 3 bedrooms sharing a bathroom are a problem for most people.
